The Zoning Board of Ap= peals of the Town of Watertown will hold a public hearing at 7:30PM on Wednesday, August 22, 2007 at the Watertown High School Technology Center 324 French, = Watertown, CT to hear and act upon the following applications:

Application # 863 of J= ose and Cristina Duque request for the following 3 variances of the Watertown Zoning Regulations to permit the construction of a front porch addition at = 398 Buckingham Street, Oakville, CT in an R-12.5 Residential Zoning District:

1) A variance of 23 fo= ot to the front yard property line setback, 2) a variance of 2% building coverage, and 3) a variance of 2% impervious surface coverage.

At this hearing intere= sted persons and written communications will be heard. A copy of the application= s is on file in the Planning and Zoning Office, 51 Depot Street, Suite 502, Watertown, CT.

Mr. Sarandrea: <= /span>Is there someone here = to represent the applicant? Can you state your name and address for the record= ?

Odette S= molis: Hi my= name is Odette Smolis and my address is 1460 Litchfield Road and I’m here to represen= t my father Jose Duque and my mother Cristina Duque who live at 398 Buckingham Street. The hardship= is because we came here last year to get a variance for an addition we put on = the house and the main hardship is that my father didn’t realize that the front porch was going to take up space for the lot coverage and (inaudible) surface coverage. So that is two of the variances we need. Two percent in e= ach and not only that it’s going to be twenty three foot variance from the front

setback. The reason he really wants to put the p= orch is because since the addition things have moved around in the inside of the house and now where the existing front door is it leads into a room whereas= the addition he has added on, like a foyer, he wants a front door to open up in= to a foyer instead of a regular room. So it’s a little bit of lack of plan= ning on his part, and a language barrier. The main thing is that it should have = been put on the first appeal that we brought before you last year. One thing tha= t I think we have in favor for us is that we’re moving the stairs, instea= d of facing the front of the house, six feet are going to be added to the front setback I believe. So we’re going to be gaining six feet because we a= re taking the stairs away from the front and we’re putting them to the s= ide of the house. The six feet for the stairs are actually going to be in the d= riveway. So it’s not going to be taking away from the front setback anymore. B= ut it’s only 6 feet. But we still need that 23 Ft variance. Any question= s? I don’t know if I was clear enough.

Mr. Sara= ndrea: So you’re going to go right along the deck here and go out into the driveway, the stairs will be at the end.

Ms. Smol= is: Right, the stairs wi= ll go down towards they driveway instead of the front of the house. The main reas= on we are back is because he didn’t realize that he was going to need to= put that on the plan.

Mr. Rafe= y: If there is an existing porch, just continuing to the front of the house. Actually by removing those stairs from the setback area, they are reducing the non-conforming (inaudib= le) structure.

Ms. Smol= is: Right by 6 Ft, was wh= at I was trying to explain.
