center of the property. Most of the land is on the other side which is not
accessible to the applicant. This is the only upland area that they can bui=
ld a
house. The Conservation Commission of the Inland Wetland Agency approved a =
26 x
26 single family home on this lot which will be located in this corner, exa=
ctly
25 feet from the front property line and 10 feet from the side property line
which is the minimum requirement from the zoning regulations. The applicant
wants to put a front porch in order to have access to the house and that
requires a variance of 6 feet. They cannot push the building back because t=
he
Conservation Commission put a restriction that this is the only location th=
at
they can put this house. The hardship with this property is the location of=
 the
wetland and the water course that limits the use of the property. If you can
see the dotted line here, this is the 50 foot setback line from the age of =
the
