Mr. Sarandrea, Chairman, Called the Public Hearing to Order at 8:00 p.m.

Mr. Sarandrea, Chairman, asked Mr. Lafferty to sit in for Mr. Roger, in his absence.

&= nbsp; Section 23.5.3.c of the Watertown Zoning Regulations requires minimum 20 feet side = yard property line setback for a principle building in an R-30 Residential Zoning District.

&= nbsp; B. = Application #796 of Mark and Lori Fusco request for a variance of 15 feet to a side yard property line setback to permit the construction of an attached garage at 1= 35 Straits Turnpike, Watertown, CT.

&= nbsp; Recess or Adjourn, the Public Hearing must be Closed by June 1, 2005 unless applic= ant grants a time extension.

&= nbsp; Mark Fusco, 135 Straits Turnpike, Watertown, CT

= ; Mr. Fusco: I’m requesting a variance of 15 feet to a side yard property line to permit the construction= of a garage attached to the existing house.&n= bsp; There is no alternate location on the property to place this garage = due to the slope of the driveway and the pitch of the land, and also the angle = of that side yard property. The neighbor next door on that side has viewed this garage and signed a letter = that he has no objection to this (inaudible) application. Also Moosa has been out to the pro= perty and has looked at the site and has indicated he also feels there is no alternate location for this garage. I’ll be glad to answer any questions. Also the house next door on that s= ide of the property is about 120 feet away from the property line so it’s no= t as if this garage abuts right up against his structure, there’s actually= 60 feet of space, his pool, and then another 60 feet to his home. I did also submit some photographs= as well.

= ; Mr. Sarandrea: You did a great job wi= th that property. Does anyone fr= om the Board have any questions? Does anyone from the Public wish to speak For or Against this Application?<= /o:p>

= ; Mr. Rafey: I just visited this si= te, and as you can see from these pictures this is the only location on the property where they can put an addition to this house. They cannot put it on the left side cause the driveway is on that side, and in the back they have a septic syst= em and the leaching fields are there. I just walked the property with the owner to see if there was any ot= her location to avoid the variance, but this is the most reasonable place for t= he addition. It is conforming wi= th the house, in line with the existing house.&nb= sp; There is a letter from the next door neighbor if you want to read it into the record.
