= ; Mr. Hadjstylianos: I understand that acco= rding to the FIMA Maps my property is in the flood prone area, however the topogr= aphy is such that much of the property is probably 15 feet above a brook. If you remember that culvert that = was just being redone on Main Street, that’s the brook that I’m tal= king about. My property is up a si= de hill, which is Edgewood Avenue, which runs along the carwash, which is about halfway up a hill so it’s well, maybe 15 to 20 feet above the surroun= ding areas, among which is Main Street itself, so in order for my property to ev= er get into a flood situation, Main Street would be 15 or 20 feet under water,= so the topography really doesn’t really show the case at all and that is= my reason for appealing.

&= nbsp; Mr. Sarandrea: Anyone have any questions? And you’re u= sing this room for what?

&= nbsp; Mr. Hadjstylianos: An artist’s studio.

&= nbsp; Mr. Sarandrea: And what is yo= ur hardship?

= ; Mr. Rafey: The application is not for a variance. The Zoning Regulati= ons . . . . . any development within a flood zone area has to come to this Board = for a variance of this section. It’s not like a setback variance or anything else. Now I went on this application a f= ew times cause he had an application in front of the Wetlands Commission and I reviewed the application, and where he wants to put the addition is so high that if that gets flooded, 90% of Watertown would be under water as well. And we’re using old maps from 1980, and they never updated those maps.&n= bsp; According to those maps a part of the property is within a flood zon= e, it was really hard to really figure out if this addition is exactly within a f= lood zone or outside, cause after looking at the map, part of the property is in= the flood zone and just to be on the safe side, I just put it on the Agenda to = get your approval. This is the approximate location of the lot, and the top of it is white, that is outsid= e of the flood zone, and the dark area is the flood zone. The Wetlands Commission did review= this because the application is within the 50 foot buffer zone from the brook. They already approved that. And Robert Smith from the Torringt= on Area Health District also looked at it because of the septic system, and he approved the location of the addition.

&= nbsp; Mr. Sarandrea: Does anyone fr= om the Board have any questions?

= ; Mr. Mitchell: You’re on the same side as t= he carwash?

&= nbsp; Mr. Hadjstylianos: Going up w= here the carwash is, there’s a small road that goes up a hill, Edgewood Avenue, that road is between the carwash and myself. My property is about halfway up th= at hill, but it’s a flood zone.

&= nbsp; Mr. Rafey: We have to use the= maps that we have. It doesn’= t make sense. Yes, you have two applications tonight that I don’t believe that they are going to be flooded in centuries, believe me, but because the map shows that that area = is (inaudible) then we have to follow the maps and send them to you.

&= nbsp; Mr. Sarandrea: Is there anyon= e from the Public who wishes to speak For or Against this Application?<= /span>
