Ms. Hansen-Hanson-Bear= dsley: Medically I need to either remove or put this addition on. I have crippling= bone disease, I broke my leg so severely falling off a 2 fo= ot ladder last Fall that it was equivalent to a motorcycle accident. Stairs are just killing me. My laundry happens to be in the ba= sement and my bathroom is on the second floor, so I’m climbing constantly an= d I have got to stop. I looked to= move, but to get what I need in the house I have to put more money in, and itR= 17;s just not worth it. I know wha= t I have where I’m at. I kn= ow what I have in the Town. I don’t want to live in Wa= terbury or any surrounding towns preferably. The other thing is, Mr. Ligi, you’ll see on my site plan, Mr. Rafey came down today and we measured, and I’ve got 7.7 inches from w= here the edge of the building to the property line is, so it’s not as much= of a variance as we had originally thought, because originally I was thinking = of the depth going clear to the side of the, standing up, but I’m not, I= ’m just putting 24 foot depth on, presently have that, I’m just using the materials over again, so I’m not going to extend it all the way over = to that side of the land, which is what Nick’s concern was. So the variance is just on that sm= aller portion. The other side of the house there’s no problem.

Mr. Sarandrea: = What is this addition going to be?<= o:p>

Ms. Hansen-Hanson-Bear= dsley: Bedrooms, laundry, bathroom.

Mr. Sarandrea: = Do you a have water and sewer there= ?

Ms. Hanson-Beardsley:<= span style=3D'mso-spacerun:yes'> Yes. 2 bedrooms, my husband is on crutches presently and going up and down the sta= irs is very treacherous to him.

Mr. Griffith: <= /b> So what you're doing is extending t= he first floor of the house?

Ms. Hanson-Beardsley:<= span style=3D'mso-spacerun:yes'> Exactly, out, if I could take the upstairs and p= lunk it down, we’d be all set, but I can't, so we’re making other accommodations for ourselves.

Mr. Mitchell: <= /b> There’s nothing behind the ho= use right now?

Ms. Hanson-Beardsley:<= span style=3D'mso-spacerun:yes'> No, it’s just the way that the property li= nes run on Sunnyside, because it’s being so old before Planning and Zoning came into existence, we don’t go straight back. One side of my house goes this way= , he owns part of my land on his driveway, it’s just the way they are, they’re so packed.

Mr. Mitchell: <= /b> Shift it over a little bit (inaudib= le).

Ms. Hanson-Beardsley:<= span style=3D'mso-spacerun:yes'> Well if I do that then it makes it hard to use t= he bottom as a garage. But I mean it’s not what it was originally.&nbs= p; I had visually put it like I say the deck was what, would have been overhanging his property, but it isn’t, it wouldn’t have. When we talked with Nick on it say= ing that I wanted to put this addition on and that the would receive a letter f= rom the Zoning and so that’s why he wasn’t against me adding onto t= he house, cause you know that it’s a lot shorter. I mean he saw it so that he can ta= ke you out if you needed to do a site walk.

Mr. Ligi: As you guys read in my note, that’s my big= gest concern, and if she has any problem with my driveway being on her property, I’ll move it, just have someone come up and survey it and I’ll = take it right off. That’s my biggest concern, my property value, I spoke to a realtor about it and they = said it would be very difficult and encroaching on my privacy also.

“June 27, 2006

Re: 28 Sunnyside Avenue

To Whom It May Concern= :

I received a letter fr= om the Zoning Board with a request from my neighbor, Sue Hanson-Beardsley to extend her home 2 feet from my property line.&nbs= p; As given in this letter, Section 24.5.3, Subsection C requires a 10 = foot wide side property line setback for a principal building. Although I’d love to help my neighbors any way I can, I cannot authorize the extension of her home to the distance that she is asking me. Speaking with realtors I received expert advice. If I did indeed allow this constru= ction to take place, I would in fact be dealing with that consequence when it is = time to sell my home. Unfortunatel= y I cannot risk losing money when I sell this house within the next 3 years. Having her house being that close = to my property line would in fact decrease the value of my home. Not only would the value decrease,= but it would also be a hard sell. I imagine there is another way for everyone to get what they want. Perhaps a different layout plan whe= re the house stays in regulation of the Zoning Board would be more beneficial to everyone who is involved. Tha= nk you for consideration of this matter. I apologize for not being able to attend the meeting that will be held on Wednesday, June 28, 2006. Ple= ase feel free to call me with any questions.&n= bsp; Again, thank you for your time.
