"Legal Notice

            The Zoning Board of Appeals of the Town of Watertown will hold a Public Hearing at 7:30 p.m. on Wednesday, July 25, 2007 at the = John Trumbull Primary School Media Center, 779 Buckingham Street, Watertown, CT to hear and act upon the following applications:

            Application #858 of Long Horizon Development, LLC request for a variance of 20 feet to a front yard property line setback to permit the construction of a new single family dwelling to be located 15 feet from a froth yard property line at Lo= t B Oakville Park Subdivision Lilac Avenue, Oakville, CT in an R-12.5 Residential Zoning District.

            Section 24.5.3.a of the Watertown Zoning Regulations requires minimum 35 feet front yard property line setback for principal buildings in an R-12.5 Residential Zoning District.

            At this Hearing interested persons and written communications will be heard. A copy of the application is on fi= le in the Planning and Zoning Office, 51 Depot Street, Suite 502, Watertown, CT.

Mr. Tzepos: I'm the principal of L= ong Horizon Development. I'm respectfully requesting a variance of the Zoning Regulations to build a new home on Lilac Avenue that's 20 feet closer to the street line than is currently allowed by the Zoning Regulations. The purpo= se of this is to make the house more conforming to the other houses in the neighb= orhood which are all constructed very close to the street line, some within inches= of the street line in this older style neighborhood.

I'd like to apologize to the Commission, I failed to notify the adjacent proper= ty owners prior to this meeting. I'd like to respectfully request a continuance until your next regularly scheduled meeting and I will make all the necessary efforts to contact the people and= get the receipts back.

Mr. Sarandrea: Doesn't he have to wri= te something?

Mr. Rafey: = No, you can just continue the public hearing, I'll put the legal notice again next month and I asked to Mr. Tzep= os to make sure he sends the notice to all of the abutting property owners at least 10 days before the next meeting and bring those receipts with you next month.=

Mr. Tzepos: I will do that and aga= in I apologize for that. That was = an oversight on my part.
